Initial vision of the facility: site placement, aggregate technical-economic indicators, spatial planning solutions. Timeline — 2-3 weeks.

Preliminary design (PD)
Planning solutions, facades, sections, visualizations. Passing architecture approvals. Timeline — 1.5-3 months.

Working design (WD)

- АР — layouts, facades, sections, joints, finishing schedules, window and door specifications
- Interior solutions — per separate TOR (МОП, лобби, коммерческие площади)
Structural design
- КЖ — reinforced concrete structures: foundations, columns, floors, walls, stiffening diaphragms
- КМ — steel structures: bracing, steel beams, roof railings, stair flights

How much does residential design cost?
Cost depends on area, storeys, structure, required stage and availability of input data (topographic survey, geological surveys, GPZU).
Estimated range — from 800 to 2,500 KZT per m² for the full cycle (concept + PD + WD). A small residential complex of 5,000 m² can cost from 4 million KZT, a large 100,000 m² one from 80 million KZT.

What design stages do you perform?
All четыре стадии: concept, sketch design (SD), working design (WD) and site supervision.
Engagement possible at any stage — for example, only the working design based on already-approved architecture, or site supervision for third-party organization documentation.
Do you work in BIM (Revit)?
Yes. All projects ЖК ведём в Autodesk Revit with a unified BIM model where architecture, structures and engineering systems are coordinated. This eliminates on-site clashes and allows accurate calculation of quantities and schedules.

What residential complex sizes do you design?
From 5,000 m² (low-rise complex) up to 200,000 m² (block development). Average area of our residential complexes — 40,000-80,000 m².
We design both stand-alone residential buildings and complexes with built-in and adjoining premises, commercial ground floors, parking and social infrastructure.
Yes ли лицензия на design ЖК?
Yes. У Prime Design лицензии Category 1 of the Republic of Kazakhstan and the Republic of Uzbekistan. Category 1 allows designing facilities of any complexity without restrictions on storeys and area.
We provide copies of licenses and constituent documents upon request.
How long does residential design take?
Concept — 2-3 weeks. Preliminary design — 1.5-3 months. Working design — 3-6 months depending on area and phasing.
Full cycle для ЖК на 40 000 м² — ориентировочно 6-8 months. For block development — 10-14 months with phased release.
What needs to be provided to start work?
Minimum to start the concept:
- Title document for the land plot (or project)
- Cadastral certificate, GPZU (if available)
- TOR or general project vision
For the working design, additionally required: topographic survey, geological surveys, technical conditions for utility connections. If something is missing — we help order it from specialized organizations.
